Thank you for the input azza.  Much appreciated.  As you can probably tell, this post has pretty much scared me away from the idea.  haha

It would actually have beem in muang KK, KK, but, I get the feeling that that wouldn't make much of a difference either.

Phuket is a no go unfortunately becuase my wife does not want to live in Phuket.

In Chiang Mai there is a Bar For Sale sign up in Marina lb bar.  Located in the beer bar center on Loi Kroi road next to Imperial Mae Ping hotel.  Good location right next to the Thai boxing ring.  No idea how much she is asking.

The owner Marina (a ladyboy past her prime) can be found in the bar most nights.  I doubt they have a website.  Staff turnover is fairly high and staff are pushy about 'buy me drink, buy my friend drink, buy Marina drink, buy me another drink, etc'.  I think a good owner who cleaned the place up a bit (now it is covered with pictures of Marina and her tatoos), treated the staff well and created a more pleasant environment might just do OK.  The other main LB bar in the same complex (Shamrock) has a more relaxed and less pushy atmosphere and is a bit nicer, the staff seem happier, and as a result the customers seem to enjoy more and stay longer.

As it turns out, I am in touch with a rather lovely lb that is friends with Marina and used to help her out with the bar.  She thinks it may be a little too pricey for me.  However, I do plan on visiting Chang Mai during my next trip to the LOS in January through to the beginning of March.

I plan on checking out both bars.  

Thank you for the info about the bar and for the ideas of how to fix things.  I have to admit that my interest is certainly peaked now.
