Hotel Occupancy and Rates

That article is referring to 5 Star hotel properties. If you have been reading the trip reports, you will find few board members staying at these hotels.

During my trip last Feb/March, I asked my friend who operates a 4 star hotel in Bangkok, and she said the 5 star properties are having poor vacancy rates as business travelers have minimized their trips. However the 3 and 4 star hotels are still doing well because of the shift in the tourist profiles - more from India, Russia, China who rarely consider 5 star hotels.

From that you could conclude that the 5 star hotel prices should not be increasing and probably would decrease.

From that you could conclude that the 5 star hotel prices should not be increasing and probably would decrease.

Mid-scale hotel rooms of 19 international and local chains total 6,037 with average occupancy at 59.8% and a daily room rate of 2,235 baht. Total rooms at nine economy hotel chains in Bangkok are 1,700 with occupancy of 70.9% and a room rate of 848 baht.


Since the start of this year to date, the occupancy rate of Best Western Plus @20 Sukhumvit has been 36% and Best Western Bangkok Hiptique Sukhumvit 13 50%.


If upscale hotels starting reducing their rates, logic follows that lower class hotels will reduce their rates. Lower occupancy rates means lower hotel rates even at the mid scale. Now if you are talking about the shit hole hotels, you are on your own.

It would depend if the 5 star hotels drop their prices to the level of the 3-4 star properties.

The hotel I usually stay at in Bangkok had an occupancy rate of 85-90% during my last stay there.

These hotels are often making deals with tour companies offering packages to the newer markets mentioned, Russia, China, India - so as long as they can fill the rooms, the prices will unlikely drop as much as they have for the 5 star hotels.

Your logic doesn't take into account the market factors at work in Thailand. You should also ask a moderator to move this post to the appropriate section - accommodation and travel.
