Sorry to hear this if the rumors are true. It goes to show that successfully operating an lb bar is no easy feat, and often is not financially viable..

if that is true it means this area of BKK (Patpong being the other one but far too tourist driver...) might have two LB's venues under discussion.
As you say not easy to operate a full LB bar. Paradise maintained a mix of GG's and LB, but there is a wide number of people obsessed against LB's, so even if you offer them genuine and natural pussy for free they will not step in such a place. On the other hand seems to me only two (lounge) bars left for this hobby are not much, regardless if one has a good line up or the other one is over inflated.
Of course we still have the multi choices on NEP with its LB's go-go's but we know a gogo is not suiting the whole range of customers (it is more the other way around).
We can't only be the spectators here and I think we all supported the bars in a meaningful way, by patronizing them.
Maybe "we" are not enough to support them.... Rather than being too many bars. Seems the same thing but it is not, IMHO

Oddly enough there seems to be an increase in Mexican food establishments. On Sukhumvit Soi 7 the Coffee World which shared space with Subway, is now a Sunrise Taco outlet, and the venerable Miami Hotel has renovated and put a Mexican Restaurant on the ground floor.

The people who talk about how much opportunity there is, generally have never put a cent into anything themselves, nor have the first clue about owning and operating a business.

As to your second point, both the places you mention are owned/operated(at Miami) by the same amiable guy who owns the franchise rights to Subway in Thailand.   The 'flagship' store at Soi 12 closed recently for Sunrise due to being redeveloped and basically has moved to the Subway store at Soi 7/1 by removing another 3rd party coffee shop.
